1. Missing/Damaged Shingles

2. Visible Granule Loss on Shingles
Your roof’s shingles are made up of granules (graded particles of crushed rock, slate, slag, porcelain, or tile). These materials are used as the surfacing on asphalt roofing/shingles, and they help protect your roof from further damages that result from intense Minnesota weather conditions. When shingles become damaged, though, they lose their ability to protect your roof from developing more serious (and expensive) damages. Look for any “bald” spots or broken seals. Losing granules is a common sign of an aging and/or deteriorating roof, so replacing them as soon as possible is highly recommended. Keep in mind that widespread granule loss on your roof is usually a sign that a full roof replacement is in the near future. 3. Visible Water Leaks
If you’re seeing visible leaks inside your home on your ceilings or inside your attic, it’s possible that the leak is coming from a damaged roof or damaged vents. To find the source of the leak, you’ll want to begin investigating from the inside out. Start by checking the ceilings and/or attic for signs such as black marks, stains, and/or mold. Trace the path of these markings/water spots to the outside source of the leak. Sometimes the source can be hard to detect and water can travel a long way before finding a low spot in your ceiling to settle and show through. 4. Loose Debris in Your Yard After a Storm
If you recently endured a storm and suspect storm damage has ensued, the first thing you should do is check your surroundings for fallen trees, tree limbs, and any other foreign objects that may have hit your roof during the storm. If you suspect there could be roof damage, it’s critical to take a look and investigate your roof up close to assess what exactly needs fixing. 5. Broken Gutters or Downspouts
Is water spilling over the sides of your gutters? Are your gutters sagging? Is there staining on your home’s siding? Are your gutters suddenly growing greenery? These are all signs of clogged/broken gutters or downspouts. Clogged gutters or downspouts can usually be fixed without calling a professional, but it’s critical that you unclog them quickly to avoid any costly future damages. What do insurance adjusters look for on roofs?
In a general roof inspection, insurance adjusters may look for the age of the roof, proper installation, missing or broken shingles, areas of wear or sun damage, damages from bordering trees, nail pops, and normal problems that may arise from a roof being exposed to nature over time.

Getting regular roof inspections is important for your house because it can help detect the problems on time and stop further damage to your house. Roof inspectors will be able to find faults in the roof layout and suggest repairs before it may cause more significant damage to your home.

The insurance adjuster made some chalk markings on my roof. What are they?
Some insurance adjusters use markings on a roof when they inspect it. There is no industry standard regarding this but you may see Letters, Circles or a Circle with a slash thru it to indicate area of no damage - particularly from hail. If you see "BS H=0" that typically means Back Slope Zero Hail hits. Many adjusters don't use markings at all.
